Why should I have a survey? Buying a home is one of the most important and expensive decisions people make and, often, one of the most stressful. The safest way of reaching an informed decision is to have a professional survey and valuation. After moving in nobody wants to discover unforeseen and unbudgeted repairs, therefore, before you legally commit yourself to the purchase you can minimise your risk by instructing MHP Surveyors to give you the answers to the following:
Commissioning a survey is the simple and economical way to avoid unexpected and often costly surprises once youve moved in. Depending upon the findings of the survey in some instances it can help you renegotiate on the agreed price! But I already have a mortgage valuation! Many people often say this, however, the mortgage valuation has ONE purpose only - to satisfy the lender that the property provides sufficient security for loan purposes. It is not a detailed report and in many instances a copy may not be provided to you as it is prepared for the lender and NOT for you (the borrower). More importantly, whilst the surveyor may have a duty of care to you, as it is prepared for the lender you cannot rely upon it. The Consumers' Association, Which magazine and also The Council of Mortgage Lenders ALL advise you to arrange your own survey.
