We are able to carry out valuations on a discounted cash flow basis (DCF) or on a Market Value with a reversion to vacant possession (assuming the property is tenanted). Both valuation techniques are recognised by bank, building societies and other lending institutions and are based on an income stream having been deducted for repairs and renewals, insurance costs, management costs etc.

An appropriate yield is used to capitalise the income stream and this is assessed from other investments such as gilts, the stock market and interest rates etc.
