Where either an individual’s estate exceeds the inheritance tax threshold for the relevant tax year, or the property is not bequeathed to an exempt party, then the executors are required to obtain a probate value of any property as at the date of the individual's death. This valuation is then provided to HM Revenue & Customs and used in calculating the quantum of Inheritance Tax arising on the deceased’s estate.

We are able to provide a retrospective valuation (as at the date of death) and are specialists at providing valuation in unusual circumstances e.g. in cases where the deceased did not possess 100% title to the property.
