The HOMEBUYER report comprises an inspection of the property, a concise report based on this and a valuation. It is designed by the Royal Institution of Chartered Surveyors and uses a standard format to provide you with:-

• a clear and concise view of the market value, value for insurance purposes, any particular features and the general condition of the property; and

• details of any particular matters which should be referred to the client’s legal advisers.

It focuses on essential defects and problems which are deemed urgent or significant and thus have an adverse effect upon the value of the property. The report highlights in particular those which should be investigated or acted upon before legally committing yourself to purchase.

The inspection is limited to those parts of the property which can be easily reached using a 3m/10ft ladder and includes an inspection of boundaries, grounds and outbuildings. It does not include an examination of inaccessible parts, the testing of services, nor does it provide a catalogue of all non significant or non urgent defects. The purpose of the report and objective of the surveyor are to assist you:

• in making a reasoned and informed judgement on whether to proceed with the purchase;

• assessing whether or not the agreed price is reasonable;

• in being clear as to what decisions/actions should be taken before exchange of contracts; and

• the surveyor will also give you their professional opinion on those features which affect present value.

Whilst the HOMEBUYER report is suitable for most properties, due to its standard format and design as an economy service, it is not suitable for properties which are either very large, old (pre 1950’s as a guide), of unusual construction or listed properties. Nor is it suitable if the property is dilapidated, has been altered extensively or if you are planning significant alterations yourself.
