We act on behalf of banks and private lending institutions who provide builders/developers with funding for one-off new build projects or large redevelopment schemes.  We assess the site for planning potential, including reliance upon site analysis report (as well as potential contamination issues), planning permissions obtained, together with service connections and topography reports.

A residual valuation is calculated, taking into account the cost of remediation, demolition, building costs, building interest costs, land interest costs, legal and other professional fees and selling costs.  This is then used by the bank or other lending institution to phase funding over the term of the development.

We are also able to provide development stage certificates, required by the bank or other lending institutions before release of funds will be authorised at each relevant stage.
